Purchasing or selling a home can be difficult and confusing, whether you’re doing it for the first time or have done it hundreds of times.
That’s why having a trustworthy melbourne conveyancer working on your behalf is so important. Having a competent and experienced conveyancer on board can save you a lot of time and aggravation.
But how do you know whether they are the right conveyancer? You need to ask the right questions.

1. Are you a licensed conveyancer for Melbourne?
This one is simple. In order to conduct property transactions, conveyancers must be licenced by state. So to find your Melbourne Conveyancer you will need to find someone that is expressly licenced for Victoria — otherwise, you’ll be wasting your time.
You can also ask whether they are a solicitor. Lots of lawyers also trade as conveyancers, and this can be a real plus for you. They come with a lot more knowledge and expertise, and they can give you other advice on legal matters that may affect your conveyancing.

You may also want to ask your Melbourne conveyancer whether they are a member of AIC-Vic. The Australian Institute of Conveyancers (AIC-Vic), the Victoria chapter, is the professional organisation for conveyancers in Victoria. This is the appropriate industry body to which any serious conveyancer operating in Victoria will join.
Members of AIC-Vic benefit from the association’s ongoing education requirements, deep knowledge of the business and newest legislation, and high standards of behaviour and professionalism.
2. How will you keep me updated during the process?
Everybody knows that communication is key. But for property transactions, communication isn’t just key, it is crucial. Whether buying or selling, or residential or commercial sale, your conveyancer needs to exhibit great communication.
Every conveyancer will have a slightly different process when it comes to communicating with clients. When speaking with potential conveyancers, ask them what their process is and how this enables them to triage issues or put out fires (metaphorical fires of course!). If you’re feeling bold you could even ask them what issues they have run into with their current system of communicating with clients, and what they have done to fix these.

Ultimately, you will want to let them know just how important it is that you are kept up to date and informed during the transaction. If they brush you off or make you feel like you are too worried, they may not be the right conveyancer for you.
3. What are your fees?
Not only do you want to get a quote, but ask them how they structure their fees. There will likely be two structures: an hourly rate or a fixed fee.
With an hourly rate, they will give you an estimate of cost for your conveyancing, but this will not be exact- neither you or the conveyancer will know exactly how many hours your transaction will take.
However, with a fixed fee structure you can more accurately confirm what your conveyancing will cost you. From time to time you will need to pay additional costs over and above the fixed fee, but most of the time you will know exactly your cost before you even begin- that’s a win/win!
When getting fee information, you may want to ask these questions:
- What are your fees and what services are included in those fees?
- Will there be any additional costs?
- Are there any government fees I will need to pay?
