However, these things are not always included in the sale. It is important to distinguish what will be included in the sale and will not. The first step to this is learning the difference between fixtures and fittings.
A fixture is an immovable or fixed asset that is attached to the land such as the house or any improvement built on it. The term also includes items which cannot be removed from the land without causing substantial damage to the property such as tiles, fireplace and any built-in home appliance. These are items intended to be placed on the land permanently or for an indefinite period of time.
On the other hand, fittings (or chattels) are movable objects that may be removed and taken away from the land without causing substantial damage. Examples could include the television, washing machine, pot plants and that lounge suite you love. These items are intended to be removed or replaced from the land you are buying and are generally excluded from the contract of sale. However, sometimes fittings are included in the contract for sale or can be negotiated for.
